“The Asters” will deliver 229 luxury apartments in February 2027
NEWARK, DE – April 14, 2026 – Today Buccini Pollin Group, Inc. (BPG) and the University of Delaware (UD) celebrated the topping off of The Asters, the first multifamily apartment community at UD’s Science, Technology and Advanced Research (STAR) Campus in Newark. The $75 million development will bring 229 market-rate apartments to the heart of the 272-acre campus.
The celebratory event featured remarks by Laura Carlson, President of the University of Delaware and Chris Buccini, Founder of Buccini Pollin Group. Guests were invited to sign a structural beam before it was installed on top of the seven-story building.
“It’s an honor to partner with UD to bring the first market-rate residential units to one of the most dynamic and well-regarded research campuses on the East Coast,” said Chris Buccini, Founder of Buccini Pollin Group. “We pride ourselves on delivering vibrant, lifestyle-centered communities, and we cannot wait for future residents to enjoy the unparalleled location, amenities, and living experience planned for The Asters.”
“This topping off marks an important milestone made possible through the collaboration between the Buccini Pollin Group, the University of Delaware, and the City of Newark,” said Newark Mayor Travis McDermott. “With the growth of STAR campus, more working professionals are choosing to call Newark home, and projects like this support our commitment to a diverse and balanced housing market while continuing to strengthen Newark as a great place to live and work.”
“It has been wonderful to watch this construction project come to life over the past year,” said UD President Laura Carlson. “I’m excited that we’ve reached this milestone today, and I’m looking forward to opening a new chapter at the University and the STAR Campus where our community can come together to live, work, and learn.”
Located at 101 Discovery Boulevard, The Asters will feature studio, one-, and two-bedroom apartments across two, seven-story buildings connected by a striking glass skybridge. The
units, ranging from 600 to 1,100 square feet, will boast modern fixtures and finishes, such as quartz countertops, subway tile backsplashes, stainless steel appliances, oversized windows for ample natural light, in-unit washers and dryers, and private balconies in select units.
Residents will also enjoy access to a full suite of luxury community amenities, including a resort-style pool with outdoor grilling and dining areas; a private landscaped courtyard with pickleball court and fenced dog run; indoor half-court basketball area and fitness center with boxing and yoga spaces; and resident lounge with entertainment kitchen and game room.
The 235,000 square foot community also features 231 parking spaces and ample bike storage. In addition to on-site amenities, residents will have easy access to the Campus’ research facilities, the Newark Train Station, and regional employment hubs.
The topping off of The Asters marks the latest update to BPG’s thriving residential portfolio amid a time of unprecedented growth. BPG has delivered, financed, and broken ground on multiple projects totaling over 1,000 units in the region over the past year. This includes:
· Rowhaus: In March 2026, BPG marked the topping off of Justison Landing Parcel 1, a $56.5 million development bringing 164 upscale apartments to Wilmington’s Riverfront District. The name of the seven-story building plays tribute to the deep history of rowing along the Christiana River and the region’s early beginnings as a Northern European settlement. BPG plans to begin welcoming residents in the fall of 2026. Additional information can be found at residerowhaus.com.
· The Standard Phase III: In September 2026, BPG plans to complete Phase III of The Standard, which adds 97 apartments to complete the 363-unit luxury community at Market West in Wilmington. Phase III also introduces additional high-quality amenities for residents, including upgrades to Market West Fitness, a boutique, full-service fitness studio; the Golf Club, featuring two state-of-the-art simulator bays; and the Tennis Club, a table tennis game room for friendly competition and socializing.
· DCAD Redevelopment: Later this year BPG plans to open a new, 44-unit residential building at 600 Market Street in Wilmington, the former Delaware College of Art and Design site. The adaptive reuse will transform the historic Art Deco building into a vibrant community with studio and one-bedroom apartments along with curated amenities.
· Bracebridge I: Construction on the repositioning of Bracebridge I is slated to begin in Summer 2026. The former MBNA headquarters will be reimagined as a vibrant residential and mixed-use property with 202 apartment units. The Asters was designed by DIGSAU and constructed by BPGS Construction. Leasing and property management will be handled by ResideBPG.
Aptly named The Asters, the building’s moniker comes from the Greek word for “star” and plays homage to the aster flower, native to Delaware and easily found across campus. The branding also draws inspiration from the site’s history as the former Chrysler assembly plant.
The project was supported by the City of Newark, investment partner AOZA, and lender Glacier Credit Strategies. Arrow Real Estate Advisors acted as the financing broker and Richards, Layton, & Finger provided legal counsel.
