Long-term lease secures 40,000 square feet in thriving mixed-use campus near Concord Pike corridor

WILMINGTON, DE – February 4, 2026 – Buccini Pollin Group, Inc. (BPG) today announced that Penn Medicine has entered into a long-term lease at The Concord, where the health system plans to open its first Delaware location on the 550,000 square-foot, 45-acre mixed-use campus in Wilmington. The health system will occupy 40,000 square feet at 3505 Silverside Road. The campus, featuring 418,000 square feet of commercial office space, is 89% leased following the transaction.

Formerly known as Concord Plaza, BPG purchased The Concord site in 2003 and launched an extensive, $100 million mixed-use redevelopment in 2016 to introduce multifamily residential and retail to complement the 20-building office park.

The first phase, completed in June 2019, built 166 luxury apartments and 30,000 square feet of ground-floor retail across three, five-story buildings. The second phase was completed in 2021 with the addition of 60 apartments, 12,000 square feet of retail space, and a new three-story, 60,000 square-foot built-to-suit Class A office space for the financial technology company Marlette Holdings, Inc., the parent company of the Best Egg consumer lending platform. The final phase added 113 residential units across two buildings.

Completed in 2022, The Concord redevelopment converted 185,000 square feet of underutilized office space to 339 luxury apartments across six buildings, 42,000 square feet of retail space, and the 60,000 square foot Class A office space in a walkable community setting. Today, the residential units are 99% leased.

The addition of Penn Medicine continues record-breaking activity for BPG, which has leased more than 457,000 square feet of commercial office space across its portfolio in the last 12 months.
