Buccini Pollin Group (BPG) is moving forward with plans to reposition the Bracebridge office complex in downtown Wilmington, introducing residential units while maintaining office and retail space within the property. The project reflects a broader shift in how downtown buildings are used, with the redevelopment designed to bring additional housing and street-level activity to the area while preserving workspace for businesses.
Introducing Residential Living
Under the proposed concept, upper floors of the Bracebridge buildings would be converted into apartments, while lower levels would continue to support office tenants and retail uses. The approach aims to create a mixed-use environment that supports both residents and businesses.
Design updates are expected to improve the building’s presence at street level, helping the property better connect with surrounding blocks and contribute to a more active downtown streetscape.
A Significant Downtown Property
The Bracebridge complex includes several buildings totaling more than half a million square feet of space in Wilmington’s central business district. The property occupies a highly visible location along North King Street and North French Street. As redevelopment progresses, portions of the property will remain dedicated to office space, allowing existing tenants to maintain a presence within the complex.
Buccini Pollin Group has significant experience repositioning commercial properties to support downtown Wilmington’s growing residential population. The company has successfully converted former office space into apartments in several projects, most notably 101 DuPont Place and The Standard, both of which were redeveloped from former DuPont office properties.
Supporting Downtown Wilmington’s Evolution
The redevelopment aligns with continued investment and growth throughout downtown Wilmington. In recent years, new housing, educational institutions, and businesses have expanded the area’s population and economic activity. Upcoming Wilmington projects, including the planned relocation of Widener University Delaware Law School to Downtown, are expected to bring additional students, faculty, visitors, and economic activity to the neighborhood.
