NEWARK, DE – May 8, 2025 – Buccini Pollin Group, Inc. (BPG), in partnership with the University of Delaware (UD), celebrated the groundbreaking of the first-ever multifamily apartment community at the University’s Science, Technology and Advanced Research (STAR) Campus. The event featured remarks from BPG President Chris Buccini and University President Dennis Assanis before the ceremonial shoveling.
Located at 101 Discovery Boulevard, the $75 million development will introduce 229 market-rate apartments across two contrasting seven-story buildings connected by a striking glass skybridge, providing space for a dynamic plaza and a serene residential courtyard. The project is expected to generate 230 construction jobs and will culminate in a 235,000 SF community poised to become a cornerstone of the STAR Campus’ transformation into a vibrant, mixed-use innovation district.

Designed by DIGSAU and constructed by BPGS Construction, the community feature studios, one- and two-bedroom apartments ranging from 600 to 1,100 SF. Units will include luxury finishes such as light wood-tone flooring, quartz countertops, stainless steel appliances, and in-unit washers and dryers. The units also offer open views, abundant natural lighting throughout, and a limited number of private balconies. with lush amenities and collaboration spaces strengthening the University’s research ecosystem and fostering a vibrant community.
Residents will enjoy access to variety of indoor and outdoor amenities, fostering community and collaboration, including:

- A private landscaped courtyard, pickleball court, and fenced dog run

BPG has a long-standing relationship with UD, previously delivering landmark projects like the University Bookstore and Bloom Energy, the first building on the now STAR Campus.

In addition to UD, the project is made possible by various departments at the City of Newark, investment partner AOZA, and lender Glacier Credit Strategies. Arrow Real Estate Advisors acted as the financing broker and Richards, Layton, and Finger acted as legal counsel.
BPG has proven success in creating walkable, livable communities throughout Delaware and has no plans of slowing down. The firm recently secured nearly $200 Million in multifamily financing, further underscoring confidence in the demand for high-quality residential offerings and the strength of BPG’s development pipeline.
Additional residential development includes The Press, which will introduce 243 units to 801 N Orange Street in Wilmington in Summer 2025, and The Standard, located at Market West, which will begin phase 3 of development this year to add 97 units to the already 266 apartments converted from vacant office space in the former Nemours building.
Leasing and property management will be handled by ResideBPG, which oversees more than 6,250 units across the Mid-Atlantic, including the residential portfolios for Pettinaro and Apennine Development Co.
