WILMINGTON, DEJuly 20, 2023 Wilmington-based developer The Buccini/Pollin Group, Inc. (BPG) announced this morning its latest residential development in Downtown Wilmington, Humble Park. Following remarks from Mayor Purzycki, Rob Buccini, Co-President of the Buccini/Pollin Group, and Michael Hare Executive Vice President of Development for the Buccini/Pollin Group; project stakeholders symbolically broke ground on the site, kicking off the revitalization of the previously dormant corner of 4th and Market Streets. This new multi-family community will bring 61 apartments to 317 N Market St in the summer of 2024.

Designed by Digsau, the $16 million development will span three buildings increasing from four to six stories across the site. The building design that is sensitive to the historic characteristics in the neighborhood while still being contemporary and attractive for today’s modern renter. One and two-bedroom apartments will feature high-end finishes and modern conveniences like quartz countertops, LVT flooring, stainless steel appliances, and in-unit washer and dryer. Interior units will overlook a lightwell in the center of the building providing ample natural light for residents. The community will boast a fitness center, resident lounge, and co-working space.

The building will also feature a mural designed by artist, musician, and co-owner of Spaceboy Clothing, Dave Sanchez (Chez Creative). In 2017, Chez Creative, with the help of Downtown Visions, revitalized the neglected park and transformed the space into an outdoor performing arts venue. The community will pay tribute to the park’s history with its name and will reactivate this highly visible intersection. The ceremony also signified the continued progress of the downtown revitalization movement on Lower Market Street and furthers the connection to the Wilmington Riverfront.

Located on 4th street as a major thoroughfare to interstate 95, Humble Park will be a new and welcoming entry into Wilmington on 4th street. With unbeatable access to the Wilmington Train Station and Transit Center, local employment hubs, and neighborhood attractions in Downtown Wilmington and on the Riverfront, Humble Park is the ideal home for those who want it all.

In recent years, BPG has continued to expand their residential footprint on Lower Market Street with the addition of 41-unit apartment community Lincoln Square which opened on the 300 block in July 2022 and The Cooper, a 92-unit apartment community located on the 200 block which opened in May 2021.

To date, BPG has brought over 2,200 units to the residential market in Wilmington and has another 700 units under development or construction, including Humble Park and another of our latest development projects The Standard, located in Market West, the former Nemours Building. The community welcomed its first residents last week. In May, BPG opened Crosby Hill, a 203-unit high-rise apartment community located at 517 N Shipley St.

The Buccini/Pollin Group and BPGS construction will manage the development and construction of Humble Park, and BPG’s residential affiliate ResideBPG will handle leasing and property management. The development will bring approximately 250 construction jobs to the City of Wilmington.
