Long-term lease marks return of legacy company to Downtown Wilmington
WILMINGTON, DE – January 20, 2026 – Today Buccini Pollin Group, Inc. (BPG) welcomed Corteva (NYSE: CTVA), a global agriculture company, to its new corporate office at 1000 N West in Downtown Wilmington, formerly known as the Brandywine Building. In October, the company announced the executed lease agreement for 45,000 square feet of office space across two floors of the 18-story building.
BPG has now leased over 200,000 square feet in the building since 2018.
1000 N West was originally constructed in 1970 for E.I. du Pont de Nemours & Company. Following the 2017 merger of Dow Chemical and DuPont, Corteva officially spun off from its parent company DowDuPont into an independent, publicly traded company in 2019. Corteva’s lease marks a recommitment to Delaware and the return of the company a decade after DuPont left Wilmington.

Since acquiring DuPont’s downtown headquarter buildings, BPG has diligently redeveloped the footprint into a mixed-use destination. Market West is also home to DuPont spin-off, The Chemours Company, which has 600 employees based in the DuPont Building at 1007 Market Street.
1000 N West is a landmark commercial office building located in BPG’s Market West, a vibrant mixed-use campus across five city blocks in Downtown Wilmington. BPG has invested millions of dollars in renovations and capital improvements across downtown to foster a thriving, attractive environment for businesses and employees alike. Recent updates include:
- 221 W Tenth: Neighboring 1000 N West, 221 W Tenth has undergone a $155 million transformation converting the former office building into the mixed-use flagship of Market West. The final phase of development includes over half a million dollars in upgrades for tenants, including a new ground floor game room and golf simulator as well as significant improvements to the on-site boutique gym, CoreTen Fitness.
- DECO Food Hall: Wilmington’s first food hall features eight restaurants, an atrium bar, and private event space. An exciting renovation completed in spring of 2025 introduced
- Casa Nonna, a full-service Italian restaurant, and Sumac, a new Mediterranean food stall. Following the renovation, DECO is now operated by the renowned Bardea Restaurant Group, who continue to make exciting updates to the food hall. Philadelphia staple Angelo’s Pizzeria also opened a stall in October 2025.
- The BlueBird: Opened in spring 2024, the new café offers fresh baked goods, Lavazza coffee, espresso, breakfast sandwiches, and gourmet lunch options, including made-to-order salads, bowls, and sandwiches. The BlueBird is a welcoming breakfast and lunch option for tenants at 500 Delaware Avenue and beyond.
- 500 Delaware Avenue: BPG completed a 3,400 square foot clubroom in 2023. The robust amenity space includes conference rooms, fully-equipped kitchen, grab-and-go marketplace, and state-of-the-art fitness center. The outdoor plaza is currently undergoing an $800,000 renovation to introduce a more welcoming entry with new seating and plantings.
- BPG Express Shuttle Service: Launched in 2023, BPG|360 tenants have access to a free courtesy shuttle, which picks up and drops off riders anywhere within Downtown Wilmington and the Riverfront Monday through Friday, 7AM to 8PM. Similar to popular rideshare apps, the shuttle can be called using the TripShot app. The shuttle has been popular amongst commuters, providing the final connection from the train station to their offices.
- The Brandy Club: In 2022, 1000 N West underwent an extensive $5 million tenant enhancement project to create an exclusive 6,000 square foot amenity space with grab-and-go marketplace,12-foot video wall with tiered seating, multiple conference rooms, and private work booths.
The newly-signed lease continues the trend of major corporations and companies relocating and reinvesting in Downtown Wilmington, and continues a record-breaking year of activity for BPG, which has leased more than 267,000 square feet of commercial office space across its portfolio. BPG also recently announced a long-term lease renewal with anchor-tenant WSFS Bank for 74,000 square feet at 500 Delaware Avenue.
