BPG Acquires Three Office Buildings in Wilmington, DE
Buccini Pollin Group, Inc. (BPG) announced the acquisition of 103, 201, and 301 Bellevue Parkway at the Bellevue Park Corporate Center in Wilmington, Delaware. The transaction represents BPG’s continued strategic investment in premier office assets throughout the region.
Bellevue Park Corporate Center is a 52-acre, master-planned suburban office campus ideally located between Philadelphia and Wilmington. It offers direct access to I-95, abundant free parking, and scenic connectivity to Bellevue State Park. In 2025 alone, BPG has invested $1.1 million in capital improvements across the campus, including the addition of a 24/7 fitness center and a full-service café at 300 Bellevue Parkway. The acquisition comprises approximately 218,000 square feet across two four-story Class A office buildings and a historic mansion, which serves as a private amenity space for tenants.
This transaction reinforces BPG’s confidence in the long-term outlook for Class A office environments in the region. As hybrid work models continue to evolve, BPG has focused its investments on amenity-rich, well-located assets where demand remains strong among both regional and national employers.

Record-Breaking Leasing Activity and Strategic Portfolio Growth
In 2025, BPG has leased more than 267,000 square feet of commercial office space across its portfolio, underscoring sustained market demand for high-quality office environments. This activity includes a long-term headquarters renewal with WSFS Bank at 500 Delaware Avenue, also known as the WSFS Bank Center.
Originally constructed by BPG in 2006, the WSFS Bank Center has served as WSFS’s headquarters since opening. Over time, WSFS has expanded to occupy more than 74,000 square feet, supporting nearly 300 associates in Wilmington.
In early 2025, BPG also delivered the 26-story, 550,000-square-foot FNB Financial Center in Pittsburgh. The $300 million, LEED-certified tower, one of the only new office buildings developed nationally during the pandemic, now serves as the headquarters for FNB Corporation. It also highlights BPG’s ability to execute complex office developments amid challenging market conditions.
The acquisition of 103, 201, and 301 Bellevue Parkway aligns with BPG’s strategic focus on assets that attract financial services and institutional tenants, similar to the WSFS Bank Center and FNB Financial Center.

Continued Regional Investment
Since the onset of COVID, BPG has expanded its commercial office footprint by more than one million square feet. In addition to FNB Financial Center, recent investments include the acquisition of One Tower Bridge in Conshohocken, Pennsylvania. This acquisition is a landmark 272,000-square-foot office tower anchored by Morgan Stanley. Further investments include 600 N. Market Street in Wilmington, formerly home to the Delaware College of Art and Design. The acquisition of One Tower Bridge completed just 24 months ago, further positions BPG as one of the most active office buyers and developers in the region. Since the transaction, occupancy at One Tower Bridge has increased from 87% to 95%.
After being founded in 1993, BPG has completed more than $6 billion in transactions across 22 states, encompassing hotels, office and retail properties, mixed-use residential communities, and sports and entertainment facilities.
