Market West

Market West is a thriving mixed-use campus across five city blocks in downtown Wilmington comprised of the Nemours, Brandywine, and Dupont buildings and CityCenter and ParkBPG parking garages. As the geographical center the Nemours building is the flagship of the campus and rebranded as the 221 W Tenth. The $230 million redevelopment signifies the reunification of these five buildings that were all purchased from the Dupont Company over the course of 19 years, and the repositioning of the former 3 million SF Dupont worldwide headquarters campus into Delaware’s premiere mixed-use neighborhood and the lifestyle epicenter of the City of Wilmington.

Market West reimagines apartment living in Downtown Wilmington, DE and breathes new life into the city’s most storied buildings. Converting former Dupont Company headquarters, Market West is now home to two contemporary, but unique communities:

  • The Standard blends the building’s historic architecture while embracing contemporary living. The phased development includes 92 units completed in Summer 2023 from the former LuxiaSuites corporate housing,174 units completed in early 2025, and 97 units currently in development with expected completion by late 2026. In addition to luxury studio-to-three-bedroom floor plans, residents benefit from onsite amenities such as The Mill coworking space, Theatre N, CoreTen Fitness, Starbucks, Café Mezzanotte, and exclusive community areas, including a roof deck, pet washing station, and multiple resident lounges.

  • 101 dupont place offers studio, one, two, and three-bedroom apartments. Residents can enjoy thoughtfully designed amenities such as a rooftop deck, a fitness center, coworking space, movie theater room, and a pet washing station. Historic elements have been preserved throughout the building, including the DuPont Company boardroom, which now serves as a resident lounge. The opening of 101 dupont place marked the first time in the building’s 113-year history that residents could call this iconic downtown landmark home, continuing its legacy as a centerpiece of Wilmington’s urban landscape.

The campus integrates premier office spaces and professional environments at 1000 N West, 221 W Tenth, 1105 N Market and the Dupont Building. Tenants of Market West are able to enjoy The Brandy Club, a 6,000 SF amenity space on the ground floor of 1000 N West featuring a 12-foot video wall, a grab & go marketplace, three conference rooms, a tiered seating area, and private work booths. At 221 W Tenth the building is undergoing the final phase of renovations which includes  a new ground floor game room and golf simulator as well as significant improvements to the on-site boutique gym, CoreTen Fitness.
