Job Purpose

Responsible for all phases of the lease cycle, including reviewing and monitoring leases prior to execution and throughout the lease term as well as all billing/invoicing associated with commercial leases.

 

Duties & Responsibilities

  • Coordinate lease and deal sheet execution with internal team and outside tenants via DocuSign.
  • Ensure all leases and amendments are properly filed – electronic and hard copies.
  • Work closely with leasing team and property management regarding commencement of leases – issue commencement memorandums as required.
  • Enter all pertinent lease information into MRI including but not limited to rent escalations, security deposits, lease options, operating expense parameters, late fees, etc.
  • Calculate monthly recurring charges and provide updates of leasing activity as well as move-ins and move-outs to Account Receivable team.
  • Research billing discrepancies and provide responses to internal team and outside tenants.
  • Initiate appropriate action in the event of tenant defaults.
  • Ensure all certificates of insurance are up to date and properly maintained.
  • Generate estoppels and SNDA documents as needed for transactions.
  • Calculate and invoice billing for utilities, insurance, real estate taxes, maintenance and miscellaneous charges.
  • Assist with annual budgeting process.
  • All other duties as assigned by management.

 

Qualifications

  • Excellent Microsoft excel skills
  • Problem solving and analytical skills needed.
  • Ability to communicate (orally and in writing) in a professional manner when dealing with associates, tenants, and any other parties.
  • Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.
  • Must have excellent time management skills and the ability to work independently.
  • Must be detail oriented and be accurate in composing and proofing materials.

 

Education

  • Bachelor’s degree or some college preferred.

 

Experience

  • Real estate or property management background desired.
  • At least 1 year of accounting experience.

 

Physical Requirements

  • Requires prolonged sitting.
  • Requires frequent operation of office equipment; such as a computer, copy machine, telephone, etc.
  • Occasional stretching and / or bending to access file cabinets, office equipment, etc.
  • Occasional standing and walking required.
