RESIDENTIAL LEASING CONSULTANT
PRIMARY FUNCTION: Responsible for leasing residential properties to ensure profitable occupancy rates are achieved.

DUTIES AND RESPONSIBILITIES

• Responsible for seeking out new residents through outreach, direct marketing, cold calling, distributing literature and contacting various organizations within the community.
• Develop marketing plans working closely with other Leasing Consultants and Property Managers.
• Tour/show properties to prospective customers. Ensure follow up with all potential customers.
• Lease and pre-lease properties and complete all necessary legal paperwork.
• Work closely with the Property Manager to ensure properties are turned around quickly and ready for immediate leasing.
• Understand market competition and offer suggestions/ideas on how to achieve, "Best in Class."
• Update all system databases with all appropriate information in a timely fashion.
• Understand, interpret, and apply applicable Federal and State Housing Regulations.
• Perform additional tasks as assigned by management.

SKILLS AND REQUIREMENTS

• Must be willing to work flexible hours/days/weekends and travel to other company properties.

EDUCATION AND EXPERIENCE

• 1-3 years of sales and or leasing experience. Customer service experience a plus.
• A high school education required some college experienced preferred.
• Working knowledge of Microsoft Office products, YARDI software experience a plus.

RESIDENTIAL MAINTENANCE TECHNICIAN

PRIMARY FUNCTION:  Responsible for maintenance and overall cleanliness of the residential building.

RESPONSIBILITIES:

• Performing general maintenance on all turnover units and common areas.
• Must be able to perform drywall work, painting and caulking.
• Assisting with carpet repairs and cleaning.
• Clean apartments/common area when needed. Assisting with grounds maintenance, including trash removal, watering and weeding grounds and snow removal.
• Maintaining cleanliness and organization of shop area. Provide assistance to Maintenance Manager as requested.

SKILLS AND REQUIREMENTS:

• Must be able to work rotating on-call shift for after hours and weekends and be available for emergency situations.
• Must possess a high degree of flexibility as demands change daily. Must have ownership of hand tools.
• Must possess the ability to lift up to 100 pounds. Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.
• Must be able to follow directions and work independently with minimal guidance.

EDUCATION AND EXPERIENCE:

• Demonstrated prior experience in the field required.
• Minimum two years experience (electric, carpentry, plumbing, etc).
• High school degree or equivalent
