TITLE:  Marketing Director

PRIMARY FUNCTION:   Responsible for the development and implementation of marketing plan and related marketing initiatives, advertising and promotional plans for all real estate entities (Commercial, Residential, and Retail - six million square feet of office space, Buccini/Pollin's retail portfolio including the Market Street initiative project as well as 4 residential communities). Required to manage projects and client or company engagements simultaneously, providing quality service and representation of our organization. The Director will work hand in hand with our 3rd party design firm Verna/Beck for the design and implementation of the marketing collaterals. In addition, the Director must be responsible for a level of coordination with the leasing team to successfully market the company's commercial properties. This position is vital in contributing to the successful development of new business for Buccini/Pollin.

DUTIES AND RESPONSIBILITIES - MARKETING:

  • Advertising: Plans and oversees design of advertising and timely updating of all placement and ad rotation
  • Collaterals: Plans, oversees design, and keeps maintains supply/files of promotional materials
  • Signage: Plans and oversees design on banners, window decals, monument and lobby signage
  • Web: Responsible for website maintenance
  • Public Relations: Manages the public relations via the company's public relations agency. Writes press releases on commercial deals for distribution
  • Copywriting: Creates and writes newsletters and brochures, client service satisfaction questionnaires, proposals, articles for external publication, advertisements, and miscellaneous promotional or informational tools 
  • Project Management: Prepares project proposals and determines project pricing Determines project objectives, scope, time schedules, and stays within approved budget
  • Vendor Coordination: Acts as the liaison with vendors, consultants, etc.   Determines agencies and suppliers of record, and negotiates contract terms and conditions for major services.  Establishes and maintains relationships with industry influencers and key community and strategic partners
  • Annual Strategic Planning and Budgeting: Responsible to complete annual marketing plan and budget with quarterly reports on measurements of success
  • Photography Management: Responsible for the management and organization of company photography in coordination with the Director of Residential Marketing.  Requires accurate computer archiving 
  • Invoicing: Weekly preparation of check requests and purchase orders. Tracking of outstanding payments. File management of all invoices/check requests/purchase orders using corporate accounting program
  • Events: Plans and implements corporate and broker events
  • Corporate Marketing: complete projects for the company as a whole and its affiliates; BPGS Construction and PM Hospitality Strategies.
  • Other: Maintains corporate branding

 DUTIES AND RESPONSIBILITIES - LEASING COORDINATION

  • Coordinate distribution of weekly leasing reports
  • Serve as liaison for leasing with accounting

SKILLS AND REQUIREMENTS:

  • Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands
  • Must have excellent time management skills
  • Must be detail oriented and be accurate in composing and proofing materials
  • Must be able to work independently
  • Must have strong communication skills both written and oral
  • Must have strong leadership and decision making skills
  • Must be able to interact and communicate with individuals at all levels of the organization
  • Must have knowledge of office administrative procedures
  • Must be computer literate with prior experience in Microsoft Office (Word, Excel, and PowerPoint)

EDUCATION AND EXPERIENCE

  • Minimum of five years (5) of marketing management experience or related business experience demonstrating a progression in complexity, scope and number of engagements managed
  • Must have previous Project Management experience
  • Bachelors Degree Required
  • Previous Real Estate experience preferred

TITLE:  Residential Property Manager

PRIMARY FUNCTION:   Direct the efforts of the leasing and maintenance teams for the property to ensure financial and operational goals are achieved.

DUTIES AND RESPONSIBILITIES:

  • 1. Maintain current market and neighborhood information to ensure relative pricing of Property and develop marketing and advertising programs to maximize market position. Become personally familiar with area comparables and retail/commercial businesses. Plan a minimum of quarterly resident functions as necessary and attend.
  • 2. Confirm that a 50% sales closing ratio is consistently attempted and that all staff members are selling, pre-selling and renewing whenever possible. Approve all lease paperwork daily; applications, move-ins, move-outs, renewals, etc. Ensure all move-ins are walked with the resident and satisfaction is achieved. Perform the duties of Leasing Consultant as needed.
  • 3. Maintain safety and/or OSHA compliance. Review status of daily Property maintenance needs with Maintenance Supervisor, including scheduling of make-readies and staff work assignments.
  • 4. Adhere to budget constraints and execute necessary adjustments relating to income and expense. Active participation in budget process as necessary.
  • 5. Administer the company policies and procedures as they pertain to the site operations. This includes but is not limited to the On-Site Accounting, Operations, Maintenance and Human Resource Policy Manuals.
  • 6. Complete all required weekly, monthly, quarterly and annual reports in a thorough and timely fashion. Administer office work flow in the most efficient and productive manner.

SKILLS AND REQUIREMENTS:

  • Must present a neat, professional and positive image at all times.
  • Superior communication and organizational skills required.
  • Assertive character traits with the ability to close sales.
  • Must be willing to work flexible hours/days/weekends and travel to other company properties.
  • Ability to multi-task in a fast paced environment and be detail oriented with procedures and paperwork.
  • Must be able to work well in a team environment.

EDUCATION AND EXPERIENCE:

  • 3+ years of proven, measurable property performance.
  • May require Real Estate Agent's License. CAM certification is suggested. CPM a plus.
  • A high school education required some college experienced preferred.
  • Working knowledge of Microsoft Office products, YARDI software experience a plus.
